Cabins and bunkhouses
A shed shell with windows, a real door and a loft.
Finished offices and tiny homes
Insulated, wired, with a kitchen and a bathroom. This is the one people don’t know Genesis makes. In Washington you can now put two accessory dwellings on most residential lots, up to 1,000 square feet, with no requirement that you live in one — that’s HB 1337, in force since 2023. If that’s what you’re reading this for, say so in the form and I’ll start there.
Before anyone calls a shed an ADU
Most of these units are under 400 square feet, sit on blocks and cost under $50,000 — which means no mortgage lends on them, and a building somebody sleeps in needs permits, power and water that a storage shed doesn’t. I’d rather tell you that now than after you’ve paid.

These were the listed prices on units Genesis had on the lots when I checked. Prices move. If one of these is wrong when you call, Genesis’s number is the one that counts, not mine.
Delivery
Free within 50 road miles of any Genesis lot, and free within 100 road miles of the Winlock plant — whichever is better for you.

That puts every town on I-5 from Eugene to Seattle inside free delivery, Portland and Salem included. Yelm, Enumclaw, Graham, Longview, Vancouver, Battle Ground, Corvallis — free.
Past the free zone it’s one-way road miles past the ring, at a rate set by how wide the building is:

Setting it up is in the price: levelled on treated blocks up to twelve inches, one trip.
Where’s it going?
Paying for it
Cash, check, or card. Cheapest way, and it’s what most people do on the small buildings.
Rent-to-own, through Carefree Rentals. 36, 48 or 60 months. No credit check. No penalty for paying it off early. Autopay. On an order under $10,000 the only thing due at signing is the first month’s rent.
Rent-to-own is a rental agreement, not a loan — and over the full term you pay more than the cash price.
It won’t build your credit and it won’t hurt it. When I quote you rent-to-own I’ll put the monthly payment and the total of all the payments on the same piece of paper. If anybody shows you only the monthly, ask them for the other number.
Over $10,000 the rent-to-own needs a security deposit, so it’s usually financing or cash.
The financing is through Lyon Financial — that’s Genesis’s finance partner. A finished office or a tiny home at $40,000-plus is almost always financing or cash, because no mortgage lender will lend on one.
Permits
In Washington the state floor is 120 square feet of roof area before a building permit is required, but most cities use 200. Permit or not, setbacks still apply — usually 5 feet off a side or rear line and 20 off the front — and anything with power or plumbing needs its own permit at any size.
In Oregon it is county by county, and I’m not going to quote you a number I haven’t got.
Call your county with the size before you order, in either state. I’m never going to tell you that you don’t need a permit. Tell me what they say and I’ll build the quote around it.

Send me three photos — the gate, the path, and where it’s going. I’ll tell you before you order, not after. If it won’t go in, I’ll say so.
When you shouldn’t buy from me
If all you need is somewhere dry for a mower and price is the whole decision, the box store sells a shed built in your yard for somewhere around $3,000 to $7,300, and that may be the right call. If you own the tools and you’ve got the weekends, you’ll beat my material cost building it yourself. What you get from me is that it shows up finished and you don’t lose the Saturdays.
